Address, a few facts you can correct, and how to reach you. Nothing is published, listed, or shown to a buyer at this stage. Submission opens Doc A (Property Submission & Advisory Agreement).

If you are behind on payments or facing foreclosure
This path gets extra care and extra rules. CookinCapital does not sell foreclosure rescue, loan modification, or short-sale negotiation services. We provide analysis and facilitation, and our messaging follows the FTC Mortgage Assistance Relief Services rule (MARS, 12 C.F.R. Part 1015) and California Civil Code §2945 for equity purchasers.
No upfront fees. Ever.
You will never be asked to pay CookinCapital before a transaction closes. Any fee is written into Doc H and paid at closing through escrow.

If you sign an equity-purchase contract with CookinCapital, you may cancel until midnight of the fifth business day after signing, or until 8:00 a.m. on the day of a scheduled foreclosure sale, whichever is earlier.

The five questions owners actually ask
What does this cost me?
Nothing to submit and nothing to receive your analysis. If a transaction proceeds, the advisory fee is written into Doc H — amount, who pays it, when it is earned, and whether it is refundable — and you see that document before you commit.
How fast is this?
First human response within 24 hours; the analysis is typically same-day once Doc D is signed. Closing timelines depend on escrow, title, lender and your own decisions, so we do not promise a closing date.
Who sees my property?
No one, until you sign Doc B authorizing marketing. Even then, buyers see the property record — not your documents, your contact details, or an access code.
Is CookinCapital my agent?
Not unless a separate written brokerage agreement is executed with CookinCap Real Estate LLC (Lani Jovicic, DRE-licensed Designated Broker). Doc C §1 states this plainly, including that CookinCapital may earn fees on both sides of a transaction under Doc J.
Can I stop?
Yes, at any point, in writing, at no cost. You are under no obligation to accept any offer, enter any purchase agreement, or complete any transaction (Doc C §2).

This is the canonical text of Document C from the CookinCapital RE Advisory package — the same words you will sign, shown here before you start.
REQUIRED DISCLOSURES — Please read carefully before signing.
1. NATURE OF RELATIONSHIP
CookinCapital, Inc. is providing advisory and deal facilitation services. CookinCapital is NOT acting as Seller's real estate agent, broker, or fiduciary unless a separate written brokerage agreement has been executed. CookinCapital may facilitate transactions with multiple parties and may earn fees from both the Seller and Buyer sides of a transaction (dual advisory — see Document J).
2. NO OBLIGATION TO ACCEPT
Seller is under no obligation to accept any offer, enter into any purchase agreement, or complete any transaction presented by CookinCapital. Seller has the right to seek independent legal, financial, and real estate advice at any time.
3. CONTRACT ASSIGNMENT DISCLOSURE
If CookinCapital enters into a purchase agreement with Seller, Seller understands that CookinCapital may assign its rights under that agreement to a third-party buyer. The assignment fee (the difference between Seller's agreed price and the amount paid by the end buyer) is CookinCapital's compensation. Seller's net proceeds will be the price agreed upon in the purchase agreement with CookinCapital, regardless of the assignment fee amount.
4. AI ANALYSIS LIMITATIONS
Any AI-generated property analysis, valuation estimate, or market report provided by CookinCapital is for informational purposes only and should NOT be relied upon as: (a) A licensed appraisal (CookinCapital is not a licensed appraiser); (b) A home inspection report (CookinCapital has not physically inspected the property unless separately arranged); (c) A guarantee of market value, future value, or sale price; (d) Legal or tax advice.
5. INDEPENDENT COUNSEL
Seller is strongly encouraged to consult with: (a) A licensed real estate attorney regarding this Agreement and any transaction documents; (b) A licensed CPA regarding tax implications of any sale; (c) A licensed real estate appraiser if Seller desires a formal property valuation.
6. FAIR HOUSING
CookinCapital complies with all federal, state, and local fair housing laws. CookinCapital does not discriminate based on race, color, religion, sex, national origin, disability, familial status, sexual orientation, gender identity, or any other protected class.
