Transfer your California license to CookinCap Real Estate LLC and work deals under the Designated Broker. You keep the client relationship; the brokerage carries DRE compliance, supervision, E&O, trust accounting and the transaction file.

If you are unlicensed, your compensation is for lead generation and marketing services — never for brokering a transaction. We will not paper it any other way, and we will tell you if your referral cannot be paid.

Doc K is signed before any referral fee workflow begins.

    You submit the facts and the consent you already hold. The lead is time-stamped to you the moment it lands — attribution is written to the record, not remembered in a conversation.

License, leads, splits, timing, compliance

Do I have to move my license?

No. The licensed path is a broker-controlled conversation with Lani Jovicic, not an automatic transfer, and the referral path requires no license at all when you are compensated for lead generation and marketing only.

Who owns the lead?

You do. Attribution is written to the record at registration, and Doc K §3 bars either side from circumventing the other for 24 months following an introduction.

Is the split guaranteed?

No compensation exists before a signed agreement, verified licensing where required, and an actual closed transaction. The published waterfall is the CookinCap Real Estate LLC standard; the executed agreement and your jurisdiction control.

What about California §10137?

Referral fees for real estate transactions may require a valid California license. If you do not hold one, the arrangement is structured and disclosed as lead generation and marketing — not transaction brokerage. Doc K §2 makes you state which box you are in.

What if CookinCapital ends up on both sides?

Then Doc J (Dual Advisory Disclosure) is presented to both parties before the deal proceeds. There is no silent dual role.

1. REFERRAL ARRANGEMENT

CookinCapital, Inc. (“Company”) agrees to pay Referral Partner a referral fee for each qualified deal or lead that results in a closed transaction, as follows: [ ] Flat fee of $__________ per closed transaction. [ ] Percentage of Company's advisory/assignment fee: ____%. [ ] Per-lead fee of $__________ for each qualified lead (regardless of close). Referral fees are payable within 15 business days of Company receiving its fee from the closed transaction.

2. LICENSING COMPLIANCE

IMPORTANT: Under California law, payment of referral fees for real estate transactions may require the recipient to hold a valid California real estate license (Business and Professions Code Section 10137). Referral Partner represents that (check one): [ ] Referral Partner holds a valid California RE license: DRE# __________. [ ] Referral Partner is referring consulting/advisory clients, not brokering real estate transactions. [ ] Referral Partner is compensated for lead generation/marketing services only, not for transaction brokerage. Company and Referral Partner agree to structure this arrangement in compliance with all applicable laws.

3. NON-CIRCUMVENTION

For 24 months following any introduction, neither party shall circumvent the other to deal directly with any contact, lead, or party introduced through this arrangement. Violation results in liquidated damages equal to the referral fee that would have been earned.

4. INDEPENDENT CONTRACTOR

Referral Partner is an independent contractor, not an employee, agent, or representative of CookinCapital. Referral Partner is responsible for their own taxes, insurance, and licensing.

What we will not do

No compensation is promised before a signed agreement, verified licensing where required, and transaction eligibility. Published splits are the brokerage standard, not an offer.

Referral and brokerage roles stay distinct. An unlicensed partner is compensated for lead generation and marketing only, never for negotiating or brokering a transaction (CA B&P §10137).

Doc J (Dual Advisory Disclosure) is presented whenever CookinCapital advises both sides. Doc H and Doc I appear only at an actual fee or assignment event. Doc L, N and Q are accepted on the account.
